Conversation topics

Things I can actually speak from experience about.

I’m most useful in conversations grounded in things I’ve spent years doing, building, investing in, or figuring out the hard way.

01 Real estate investing Rentals, flips, wholesaling, off-market deals, investor decision-making, and how the business looks from the operator side.
02 Private lending Hard money, underwriting, investor borrowers, deal risk, and lessons from originating roughly $70M in real estate loans.
03 Building Wholster Turning an initial marketplace idea into a broader real estate technology company, product decisions, distribution, and what the market actually needs.
04 Changing careers Moving from cars and corporate work to music, real estate, lending, entrepreneurship, and software without a clean master plan.
05 Freedom & financial independence Using real estate and entrepreneurship to create more control over time, location, work, and the shape of everyday life.
06 Life outside the business Motorsport, music, photography, film, travel, fitness, and why I’ve never wanted work to become the only thing in my life.

Short bio

Jarred Sleeth is a real estate entrepreneur and founder of Wholster. He discovered real estate in his late twenties and was drawn to the freedom it could create as much as the business itself. That path eventually took him through investing, private lending, and software. Today he builds Wholster in Austin while making room for rally racing, music, photography, film, travel, fitness, and whatever interest comes next.

Short introduction
Full bio

Jarred Sleeth is a real estate entrepreneur, investor, and founder of Wholster. He came to real estate after years spent working on cars, in the corporate world, and touring in bands, and was drawn to the industry because it offered more than a career path. It offered a way to build more control over his time and life. He began investing in 2013, later moved into private lending, and eventually left that world to focus on building Wholster, a real estate technology company for off-market investors. Jarred’s view of financial independence is less about retiring from work than having the freedom to choose meaningful work and make room for the rest of life. He lives in Austin and spends that room on rally motorsport, music, photography, travel, fitness, and film. He has been involved in several film projects as an executive producer and participated in a film premiere at Cannes in 2025.
